UK Government Unveils Comprehensive Planning and Infrastructure Bill

The government has set an ambitious target of constructing 1.5 million new homes over the next five years.

Additionally, there are concerns surrounding the motivations of property developers, as interests may not align entirely with those of first-time buyers aiming for reduced housing prices.

An ongoing investigation by the Competition and Markets Authority into potential anti-competitive behaviors among housebuilders underlines these concerns.

The proposed changes to the planning framework also include making compulsory land purchases more accessible, which proponents argue is essential to expedite the development process.

Funding for social housing is an important part of the agenda, with the government recently allocating an additional £350 million targeted at increasing the availability of social homes, a vital need for low-income individuals facing homelessness and housing instability.

Critics of the bill have raised alarms about the role of private equity firms in the build-to-rent sector.

A recent report indicated that a small number of such firms could dominate the housing market, which may undermine the efforts of local councils and housing associations to provide essential rental options.
